Bergse Pad 1 Ankeveen

This home HAS IT ALL.

This house with a volume of 800 m3 and a net usable area of 200 m2, plus around 60 m2 attic and cellar, located on a beautiful plot of 375 m2.

A former bakerys house, built in 1896. With the Ankeveens Plassen as its backyard, a beautiful nature reserve. At the front you look out on a wooden drawbridge with beautiful meadows and woods behind it, where you can regularly see deer.

From this house you can walk to the most beautiful nature reserves straight from the village center of Ankeveen.

The house was completely renovated internally and externally in 2019 and insulated to the level of an energy label B. This is unprecedented for a house of this construction year. Now the house is the best of both worlds, the appearance of an old characteristic house with the comfort and energy consumption of a modern home.

In general
The house offers 4 bedrooms on the 1st floor, a storage attic and basement and on the ground floor a large living room with open kitchen, a home office, a separate storage room with back door and a possible practice at home with its own entrance. This can of course also become a playroom.

The house is wonderfully light and spacious. Its location is beautiful between the water and the green surroundings. The garden and the plot are of a good size, but also easy to maintain.

This house was built by baker Hein Veldwijk around 1896. His son Jan Veldwijk succeeded him as baker. After WWII baker Wim Jansen from Amsterdam took over the bakery until 1949. At that time there was also a sort of tavern for cyclists and walkers. After this, the property became the property of the Van Heumen family.

During the renovation, the current owner has completely renovated the house, inside and out. All installations have been renewed. The wooden ground floor has been replaced by an insulated concrete floor with low temperature underfloor heating, all frames and windows have been replaced or renovated and fitted with double glazing and natural stone sills. The layout on all floors has been optimized. Many walls have been newly installed including new (high) interior doors and new skylights for extra daylight. New ceilings and insulated floor on the first floor. A new chimney for a wood-burning stove has been constructed. Subsequently, the house was completely newly finished internally with a luxury kitchen and bathroom. All plasterwork and paintwork inside and outside has been done new. Finally, the garden has been completely newly laid out, including outdoor sockets and outdoor lighting on time switches.

Ankeveen and surroundings
Ankeveen is located in the Municipality of Wijdemeren in the province of North Holland. This municipality in the Gooi and Vecht region consists of Ankeveen, Breukeleveen, 's-Graveland, Kortenhoef, Loosdrecht and Nederhorst den Berg. Ankeveen has just over 1500 inhabitants.

Wijdemeren is a green and water-rich municipality with the Ankeveense Plassen, the Spiegelplas and the Loosdrechtse Plassen. It is a picturesque village with a drawbridge at the beginning and end of the village center. From the house on Bergse Pad 1 you look out over such a bridge. There are many beautiful large homes located on the water. This is a wonderful place for (outdoor) sporting. You have water, forest and heath in the immediate vicinity. There is loads of possibilities for cycling, walking, running, rowing and swimming. In winter Ankeveen is a famous ice skating location. There are three restaurants in the village, one of which has "the most beautiful terrace of Het Gooi" on the water and there is a village caf. There is a kindergarten and primary school, a theater and a football and tennis club. On Saturdays, the weekly market takes place in the village square.

It is a village with committed inhabitants, if you want you can mix well through the club life (including carnival), but that is not a must.

The adjacent village of Kortenhoef (3 km away) has a shopping center with a Hema, Albert Heijn, Jumbo, Kruidvat, bakery, butcher, GP practice, dentist, optician and pet shop. The supermarket is also open here on Sundays.

In the immediate vicinity are many good restaurants, but also marinas, museums, playgrounds and the like. All other conceivable facilities can be found in abundance in the surrounding villages or in Hilversum and Bussum.

The village is close to other attractive places such as Bussum (5 km), Hilversum (7 km) and Weesp (8 km). Many people live in the village who work in Amsterdam or Utrecht. Accessibility by car is excellent. The village located between the A1, A2 and A27. Amsterdam is 20 minutes (traffic jam free via the N236) by car and Utrecht approximately 40 minutes. You can take the train from Bussum-Zuid station (7 km/10 minutes by car).

You reach the garden of the house via the bridge over the water. The stately front door and entrance lead to the living room. A sea of ??light enters through the large windows and French doors. The view over the surrounding water, greenery and the drawbridge is magnificent. The wood stove provides even more atmosphere. The open kitchen with cooking island is the center of the ground floor.

At the rear is a storage room with a back entrance and a possible practice room with separate entrance. This can also yield tax benefits. A home office and guest toilet are adjacent to the hall in the middle of the house. Here is also the access to the (wine) cellar.

On the first floor is a wonderfully large landing with skylight. On this floor, the supporting beams are left in sight, which creates a pleasant atmosphere. The master bedroom is at the front. Through the enormous semicircular window, the view is - again - amazing. The bathroom is next to the bedroom and has a double sink, walk-in shower and second toilet. The second bedroom is located on the side. In this room there are connections for a second bathroom, if a buyer wishes.

At the rear are two large children's rooms, both with a mezzanine floor for sleeping or playing.

The attic can be reached from the landing via a fixed staircase.

In short: a wonderfully light family home in perfect condition in an amazing location.
